When searching for a roofing contractor, you should get several bids. It’s natural to want to go with the lowest bid you receive, but in many cases, this is unwise. Roof replacement bids should include all of the following costs:
- Tearing off the old roof
- Installing new sheeting (if necessary)
- Underlayment
- New shingle installation
- Flashing & lead pipe jacks
- Chimney work (if necessary)
- Ice and water barrier
- Ventilation
- Dump fees
It is also important to verify the quantities to make sure each estimate is based on the same measurements. If an estimate is missing any of these items, you aren’t getting all the information you need to understand the true cost of a job done properly.
