Local Expertise
Start with what you want out back. A table and eight chairs, or a grill and two people. Shade by six o’clock, or sun all evening. Stairs that land near the driveway, or a landing that keeps the dog in. Those answers shape the deck far more than the one sitting out there now, which we can usually guess at.
What is out there now was almost certainly built along with the house, and the city has changed its mind about a few things since. Footing depth and rail heights get looked at today in ways they were not when these neighborhoods went up. So a replacement is not a like-for-like swap. It is the version that meets what Olathe inspects now and finally fits how you use the yard, and we draw it, file it and see it through the inspections.
The Product
Both materials build a good deck. The right answer depends on how much upkeep you want to sign up for and how long you plan to be in the house.
Olathe Specifics
On these plans the back door sits well above the yard, so the first real decision is whether you live up at door level or step down toward the grass. That one choice drives the framing, the stair run and how much of the yard you keep.
The ledger board bolts through the siding into the framing, and it is the most important detail on the whole deck. Done poorly it walks water into the wall, and it is the connection that gives out first.
The back of a recent Olathe lot feels more open than people expect once there is furniture out there. Screening, a pergola or a solid wall on one side is far easier to plan now than to add on later.
What You Get
Permitted where required, with ledger, footing and guard details done to current requirements.
Layout planned around your door location, grade and how you actually use the space.
Hidden fasteners, clean fascia returns and stair geometry that feels right underfoot.
How It Works
We come out, measure, look at what is actually there, and give you a written price with no obligation.
You choose materials, colors and details with samples in hand, and we confirm everything before anything is ordered.
Our own crews do the work, keep the site clean, and walk the finished job with you before we call it done.
No pressure. Just solutions.

My experience with Shinnova was great. I want to thank Jeremy Sweatman for convencing me to get it done. My house looks new again and it is much warmer inside. The workers were very professional. They cleaned up after themselves every night before they left. Thank you very much.
We are extremely impressed with the professionalism of everyone we worked with Jeremy the bomb in explaining sale of windows and the process, Butch for guiding the installation and Dan for all the follow up on progress with delivery. Would recommend hands down we are actually on our second order. The Murphys

Questions
Most residential decks take one to two weeks depending on size, height and rail system. Footings and inspections set the schedule more than the carpentry does.
If you plan to stay more than a few years, usually yes: you stop paying for sealing and board replacement. If the budget is tight or the deck is small, treated lumber built well is still a good deck.
Yes. Olathe reviews deck plans, footings and rail heights, and we handle the drawings, the permit and the inspections for you.
Only if that is the best place for it. The footprint out there now was the builder’s decision rather than yours, and the width, the stair location and the landing can all move. We design to the yard and the door, then confirm the layout with you before anything gets filed.
