Local Expertise
Olathe added homes faster than almost anywhere else in the metro through the nineties and two-thousands, and whole streets were framed inside the same year or two. That is why roofs here come due in clusters rather than one at a time. Once one house on the block is getting torn off, the neighbors tend to find they are on the same clock, and the door knockers arrive to tell them so.
What that does not tell you is whether yours is one of them. Two houses framed the same summer can sit five years apart on the roof, depending on which slopes take the weather and what a previous owner already patched. So we inspect it, hand you photographs of what we found, and say plainly whether you are looking at a repair, an insurance claim or a full replacement. If the honest answer is that you have years left, we would rather say that than sell you a roof because the street is busy.
The Product
A roof is a system, not a stack of shingles. The parts you never see (decking, underlayment, flashing, ventilation) decide how long the visible part survives.
Olathe Specifics
Every tear-off here needs a permit and an inspection from the city, and in a lot of neighborhoods the association reviews shingle color on top of that. We file both and schedule the crew around the dates so nothing stalls halfway through.
The two-story plans that filled Olathe in carry several valleys and a front gable or two. Those are the places a roof lets go first, so the valley metal, the step flashing and every penetration get more attention than the open field of shingles ever does.
Closer to downtown the houses are older and smaller, and many carry an addition tied into the original roof. Those tie-ins and shallower pitches need details that a crew used to new subdivisions does not think to check.
What You Get
Ice-and-water membrane at eaves and valleys where leaks actually start.
Manufacturer material coverage plus our own workmanship warranty, both in writing.
Magnetic sweeps of the drive and lawn, and debris hauled away, not stacked by the garage.
How It Works
We come out, measure, look at what is actually there, and give you a written price with no obligation.
You choose materials, colors and details with samples in hand, and we confirm everything before anything is ordered.
Our own crews do the work, keep the site clean, and walk the finished job with you before we call it done.
No pressure. Just solutions.

Questions
A typical single-family roof is a one to two day job. We tear off, inspect the deck, dry it in and finish the same trip, and the site is swept before the crew leaves each day.
We inspect first and show you photographs of what we found. If a targeted repair genuinely buys you several more years, that is what we will recommend. Replacing a roof that does not need replacing is not a service.
Not necessarily, and it is worth finding out before you sign anything. Houses framed in the same year do age together, though the slopes that take the weather are never identical from lot to lot. We will inspect yours and show you photographs either way.
Get a second look from someone local who will still be here when the warranty matters. After a Johnson County hail event, out-of-town crews work these neighborhoods hard. We inspect, document what is genuinely up there, and tell you when there is not enough damage to be worth opening a claim.
