Local Expertise
Start with where you want to be standing. Up at door level looking out over the yard, or down under the deck in the shade with the grill. On a walk-out that is genuinely two decisions, and most people here end up wanting some of both.
That is the part of a Leawood deck worth planning properly. These houses put the main floor a full story above the yard, so whatever the deck does, the space underneath it does something too. Drainage, lighting, how the stairs land, what the view is once you are out there. We draw it around those answers, put the plans in for approval and see it through the inspections.
The Product
Both materials build a good deck. The right answer depends on how much upkeep you want to sign up for and how long you plan to be in the house.
Leawood Specifics
On a walk-out, the space below is either usable or it is where the hose lives. Deciding early means the framing, the drainage and the lighting are built in from the start rather than retrofitted under a finished deck.
A back yard that opens onto trees or the trail is the reason to be out there. Rail choice, where the stairs go and which corner the table sits in all follow the view, so we settle those on paper before anything is ordered.
Plans, setbacks, footing depth and rail heights are all reviewed here, and structures near a greenway or an easement get an extra look. We produce the drawings, file them and schedule the inspections around the build.
What You Get
Permitted where required, with ledger, footing and guard details done to current requirements.
Layout planned around your door location, grade and how you actually use the space.
Hidden fasteners, clean fascia returns and stair geometry that feels right underfoot.
How It Works
We come out, measure, look at what is actually there, and give you a written price with no obligation.
You choose materials, colors and details with samples in hand, and we confirm everything before anything is ordered.
Our own crews do the work, keep the site clean, and walk the finished job with you before we call it done.
No pressure. Just solutions.

My experience with Shinnova was great. I want to thank Jeremy Sweatman for convencing me to get it done. My house looks new again and it is much warmer inside. The workers were very professional. They cleaned up after themselves every night before they left. Thank you very much.
We are extremely impressed with the professionalism of everyone we worked with Jeremy the bomb in explaining sale of windows and the process, Butch for guiding the installation and Dan for all the follow up on progress with delivery. Questions
Most residential decks take one to two weeks depending on size, height and rail system. Footings and inspections set the schedule more than the carpentry does.
If you plan to stay more than a few years, usually yes: you stop paying for sealing and board replacement. If the budget is tight or the deck is small, treated lumber built well is still a good deck.
Usually, and it is worth doing. Mature trees are most of what makes these yards. We set the footings clear of the root zone where we can, frame around a trunk when that is the better answer, and tell you honestly when a tree and the deck you want cannot both be there.
Yes, and it costs almost nothing to plan for. A hot tub is a serious point load, so the framing and footings under that corner have to be sized for it up front. Adding the capacity afterwards means opening up a deck that is already finished.
