Windows Built For Leawood Homes

The window that brought you here is usually not a standard one. The arched unit over the entry that nobody can reach, the transom that has fogged in the middle of a wall of glass, the casements along the back that face west and make the great room unusable by five in the afternoon. Those are the ones worth solving first, and they tell us most of what we need to know.

What we know before we arrive is the wall around the opening. Leawood is a masonry city, and a window set in brick, stone or stucco comes out differently than one in a sided wall: the return, the sill and the flashing all get rebuilt rather than covered over. We measure every opening, tell you which units are genuinely finished and which have good years left, and give you the order we would work in.

The Product

What A Quality Window Actually Buys You

A replacement window is a long-term purchase, and the difference between a builder unit and a well-specified one shows up on your energy bill and in how the house feels to sit in.

  • Insulated glass packages with Low-E coatings and argon fill
  • Rigid multi-chamber vinyl frames that resist warping
  • Custom-measured to the existing opening, with no filler trim

Leawood Specifics

Why These Window Features Matter In Leawood

Openings that are not rectangles

Arches, round tops and transoms over an entry are common here, and none of them come off a shelf. Each unit is built to the shape of the opening it goes into, with the grid pattern carried across so the front of the house still reads as one design.

Glass set in brick, stone and stucco

Pulling a window out of masonry is a different job than pulling one out of a sided wall. The return, the sill and the flashing behind it get rebuilt, which is what keeps the new unit from looking like a smaller window patched into a bigger hole.

Two stories of glass facing the afternoon

Great rooms here were designed around stacked windows, and on a west wall that is a lot of July sun to sit under. Low-E coatings and argon fill cut the heat coming through without darkening the room or the view.

Questions

Leawood Windows FAQ

How long does a window replacement take?

Most homes are completed in one to two days once the units arrive. We remove, install, insulate, seal and trim each opening the same day it is opened, so your home is never left exposed overnight.

Do you replace the whole frame or just the glass?

It depends on the condition of the existing frame. Where the frame is sound we can install an insert unit; where there is rot or water damage we recommend a full-frame replacement so the problem is actually solved.

What happens to the blinds, drapes and interior trim?

We take the window coverings down, work, and put them back up. Interior trim comes off carefully and goes back caulked and ready for paint, and where a stool or apron cannot be saved we tell you before we start rather than leave you with a gap to fill.

Does Leawood have to approve new windows?

Usually there is a permit, and in much of the city the exterior is reviewed as well. We put the submittal together with the product specifications attached and schedule the order around the approval date, so nothing is sitting in a warehouse waiting.
