Local Expertise
The deck out there now probably came with the house, which puts it past twenty years old. Cupped boards, a rail with some give in it, and a shape that had more to do with what was quick to frame in 1999 than with how anyone has used the yard since.
What we would rather talk through first is where the deck sits and what reaches it. Out toward the lakes there is nothing between the back of a house and the weather, so which way the boards run, where water leaves them and how much afternoon lands on the west corner all matter more here than any sample board does. We settle that, then draw it, file it and carry it through the inspections.
The Product
Both materials build a good deck. The right answer depends on how much upkeep you want to sign up for and how long you plan to be in the house.
Lee’s Summit Specifics
Soil that swells and shrinks is hard on anything set shallow, which is why footing depth is not a place to economize here. We dig to what the ground actually needs, and it is one of the reasons a deck that was cheap to build ends up moving.
These plans often open onto the back yard twice, from the kitchen and from the great room. Which door leads where decides the shape of the whole deck: where the table goes, where the grill lives, and whether people walk through the middle of dinner.
Most subdivisions here review deck plans, materials and sometimes the rail before anything is built, on top of the city permit. We put the package together for both, and we know what a committee here wants to see attached to it.
What You Get
Permitted where required, with ledger, footing and guard details done to current requirements.
Layout planned around your door location, grade and how you actually use the space.
Hidden fasteners, clean fascia returns and stair geometry that feels right underfoot.
How It Works
We come out, measure, look at what is actually there, and give you a written price with no obligation.
You choose materials, colors and details with samples in hand, and we confirm everything before anything is ordered.
Our own crews do the work, keep the site clean, and walk the finished job with you before we call it done.
No pressure. Just solutions.
Testimonials
My experience with Shinnova was great. I want to thank Jeremy Sweatman for convencing me to get it done. My house looks new again and it is much warmer inside. The workers were very professional. They cleaned up after themselves every night before they left. Thank you very much.
We are extremely impressed with the professionalism of everyone we worked with Jeremy the bomb in explaining sale of windows and the process, Butch for guiding the installation and Dan for all the follow up on progress with delivery. Would recommend hands down we are actually on our second order. The Murphys

Questions
Most residential decks take one to two weeks depending on size, height and rail system. Footings and inspections set the schedule more than the carpentry does.
If you plan to stay more than a few years, usually yes: you stop paying for sealing and board replacement. If the budget is tight or the deck is small, treated lumber built well is still a good deck.
Rarely, and not for anything you can see. A buried footing comes with no record: nobody knows what it was poured on, how it was formed or what it has been carrying for twenty years. We are not putting a new deck and a warranty on top of somebody else’s unknowns, so they come out and we start clean.
Some, and it is not the reason to build one. A deck that suits the house and the way you live in it is worth the money now. A deck built purely to impress a buyer in six years usually reads that way to the buyer.
