Decks Built For Overland Park Yards

Overland Park back yards fall into two camps, and the deck question is different in each one. In the older north half the lots are wide and deep and there is usually a concrete patio already poured at grade. In the newer additions at the south end the yard is tighter and the back door sits well up off the ground. We have built in both.

What shapes the deck after that is how you plan to use it. A table and eight chairs or a grill and two people. Evening shade or sun until nine. Stairs that land near the driveway, or a landing that keeps the dog in. We draw it around those answers, then file the plans and carry it through the inspections.

The Product

Choosing Between Composite And Lumber

Both materials build a good deck. The right answer depends on how much upkeep you want to sign up for and how long you plan to be in the house.

  • Deckorators composite: capped, fade and stain resistant, effectively no maintenance
  • Pressure-treated lumber: traditional look, lower initial cost, periodic sealing
  • Matching rail systems, lighting and stair details either way

Overland Park Specifics

Why These Deck Features Matter In Overland Park

The patio is already there

A poured patio at grade with a back door a few steps above it is the most common thing we find on the north side. The deck can float above it, step down onto it, or replace it outright. That decision is worth making early, because it sets the framing.

Cover it now or wish you had

Most people who want a roofed or screened section decide that after the first summer. Footings and framing sized for a cover on day one add very little. Adding them under a finished deck means taking it apart.

Living with the tree line

Deep lots here back onto mature trees, and everything those trees drop lands on the deck. Board material, spacing and how water gets off it decide whether that is a weekly chore or a quick sweep.

Questions

Overland Park Decks FAQ

How long does a deck build take?

Most residential decks take one to two weeks depending on size, height and rail system. Footings and inspections set the schedule more than the carpentry does.

Is composite worth the extra cost over lumber?

If you plan to stay more than a few years, usually yes: you stop paying for sealing and board replacement. If the budget is tight or the deck is small, treated lumber built well is still a good deck.

What happens to the grass and the sprinklers under the deck?

The footprint will not stay grass, so we plan for that rather than discover it. Sprinkler heads and lines get located before anyone digs, and we tell you which ones need capping or moving so the system still covers the yard once the deck is up.

Does Overland Park inspect the footings?

Yes. Footing depth, the ledger attachment and rail heights are all looked at, and we handle the drawings, the permit and the scheduling. You do not need to be home for the inspections.
