Windows Built For Overland Park Homes

Overland Park runs close to twenty miles north to south, and the windows tend to follow the address. The ranches up near Santa Fe and 75th are often on their second set already. The two-stories that filled in through the eighties and nineties are still carrying the builder units they were framed with, and thirty Kansas winters later those are the ones fogging between the panes.

Your own house is where we actually start. The room you stop using in the afternoon, the sash that has not stayed up in years, the bedroom that never warms up. We measure every opening, tell you which windows are genuinely finished and which have good years left, and give you the order we would work in. If it is four openings rather than the whole house, that is what we will quote.

The Product

What A Quality Window Actually Buys You

A replacement window is a long-term purchase, and the difference between a builder unit and a well-specified one shows up on your energy bill and in how the house feels to sit in.

  • Insulated glass packages with Low-E coatings and argon fill
  • Rigid multi-chamber vinyl frames that resist warping
  • Custom-measured to the existing opening, with no filler trim

Overland Park Specifics

Why These Window Features Matter In Overland Park

Old trees, damp sashes

The canopy over the older streets north of I-435 is fifty years established. Shade keeps those rooms cool, and it also keeps the north and east walls from drying out, which is what swells and sticks the original sashes. A vinyl frame in a properly sealed opening ends that cycle.

Homes on the section-line roads

Backing onto Metcalf, Nall, Antioch or 135th puts a wall of the house in the path of everything the road throws at it: grit, road spray, driven rain off the open ground. Those openings were often padded out with filler trim when the house was built, and a unit measured to the opening and flashed properly keeps that weather in front of the wall rather than inside it.

Basement windows close to grade

The rolling ground on this side of town gave a lot of homes a walk-out or daylight basement, and those openings sit low enough that mulch and splash-back have been working on them for years. Full-frame replacement is the answer down there, because a new sash set into a frame that has already gone soft only hides the problem for a season.

Questions

Overland Park Windows FAQ

How long does a window replacement take?

Most homes are completed in one to two days once the units arrive. We remove, install, insulate, seal and trim each opening the same day it is opened, so your home is never left exposed overnight.

Do you replace the whole frame or just the glass?

It depends on the condition of the existing frame. Where the frame is sound we can install an insert unit; where there is rot or water damage we recommend a full-frame replacement so the problem is actually solved.

Will new windows match the grids on the front of the house?

Usually, yes. Grids across the front with plain glass on the sides is a common Overland Park pattern, and we specify the new units so the front still reads the way it does now. We hold a sample up at the house before anything is ordered.

Do I need a permit for window replacement in Overland Park?

In most cases yes, and we take care of it. We pull the permit under your address and book the crew around the inspection date, so it is not something you have to follow up on.
