Roofs On Florissant Ranches

Most Florissant roofs we look at are on their third covering, and the shingle is rarely the interesting part. It is the vents, added and replaced over the decades until there are three different types on one plane, and the metal at the edges that was never there to begin with. The signs inside are a stain by the chimney or a spot of soft drywall at the porch ceiling.

So we get up there, photograph the penetrations and the edges, and walk you through what we find. If the field of the roof has years left and it is a flashing detail doing the damage, a targeted repair is what we will recommend, in writing. We would rather tell you that than sell a roof that is not warranted.

The Product

What Goes Into A Roof That Lasts

A roof is a system, not a stack of shingles. The parts you never see (decking, underlayment, flashing, ventilation) decide how long the visible part survives.

  • Architectural asphalt shingles with manufacturer-backed warranties
  • Full tear-off, deck inspection and replacement of damaged sheathing
  • New flashing, valley protection and balanced ridge ventilation

Florissant Specifics

Why These Roofing Features Matter In Florissant

Vents from three different decades

Turbines, box vents and a ridge vent on the same roof work against each other, pulling air from the nearest opening instead of from the soffit. Part of a tear-off here is settling on one system rather than inheriting all of them.

The edge of the roof

Older roofs around here often have no drip edge at all, which is why the fascia behind the gutter is soft. New metal at the eave and rake is standard on our tear-offs, and it is the cheapest part of keeping the next roof dry.

The low roof over the entry

Porch canopies and carport roofs sit at a pitch shingles were never rated for, and that is usually where the ceiling stain starts. Those sections get a material suited to the slope rather than a continuation of the field shingle.

Questions

Florissant Roofing FAQ

How long does a roof replacement take?

A typical single-family roof is a one to two day job. We tear off, inspect the deck, dry it in and finish the same trip, and the site is swept before the crew leaves each day.

How do I know whether I need a repair or a replacement?

We inspect first and show you photographs of what we found. If a targeted repair genuinely buys you several more years, that is what we will recommend. Replacing a roof that does not need replacing is not a service.

Do you pull the roofing permit in Florissant?

Yes. We pull it with the City of Florissant, post it at the house and schedule the final inspection, including the extra review if you are in the historic district.

There is a stain on the ceiling but the roof looks fine. What now?

That is the normal way a flashing problem shows up. We inspect the roof and the attic together and follow the water back to where it actually enters, which is often a vent or a chimney rather than the shingle. If a repair fixes it, we will say so.
